IN the latest instalment of a regular new column focusing on North Ayrshire's housing market, Karen Kelly from The Property Boom - with offices in Beith and Irvine - looks at the stages of selling your property.


Valuation

The first step is to get a free valuation of your property so you know exactly how much you can expect to achieve from your sale.

We don’t just ‘use the force’ to arrive at your valuation - we do proper research and assessment of your property by comparing its size, layout, condition, position, flow, to similar properties in the area.

It’s important to have an accurate valuation. An inflated valuation could set unrealistic expectations and have your property sitting on the market for too long.

A low valuation won’t achieve the maximum for your property. A good agent will also be able to provide evidence of their valuation.

Marketing photographs

Bright, attractive, colourful photographs make your property look out of this world.

Elevated photography captures the whole room and don’t worry if it’s a dull and overcast day, we use Blue Sky technology to replace grey skies, with bright, cheery blue skies to really set the scene for your property/

If your rooms are an empty space - no problem, AI can show the rooms furnished.

This is a really effective tool to help buyers visualise how furniture will fit in the room.

Great photography, brochure and showcasing on many platforms will have your property sold at lightspeed.

Master of all you survey – the RICS surveyor will have a look around your property especially the roof, boiler, internal joinery, the outside fabric of the building, windows, electrics etc and grade all aspects of your property a one, two, or three.

One (green) means that the area is in good condition with no issues, two (amber) means that the area may need some repair in the future and three (red) indicates repair or replacement is required now.

The surveyor sets the home report value based on what they see at the inspection and in its current condition.

This home report value is what lenders look at if you are applying for a mortgage.

Viewings

The “Luke” of joy when your viewers look around your beautifully presented house. They’ll feel like a Princess Lay-ing in one of your clean, fresh bedrooms.

The idea is not to be showing viewers YOUR home but to help viewers visualise THEMSELVES living in the property, having a better life.

Offers

There will be loads of offers coming in if viewers can see themselves living happily in the property.

Clients consider the amount of the offer and the buying position (still to sell, first-time buyer, cash purchaser, etc) and choose the offer that suits them best.

There is definitely a trend throughout the Ardrossan, Saltcoats, Irvine areas of clients accepting offers from buyers who have sold, so get onto the market as soon as possible.

Hopefully that’ll take you from the Dark side into the light (sabre) and make the buying and selling process a bit clearer.
